The pilot

Excludes cleaning, taxes and deposits. Applicable taxes on our service are additional.

No monthly minimum during the pilot. Onboarding is quoted after reviewing the apartment. The owner pays cleaning, expenses and approved repairs; CAXA adds no cleaning markup.

Before starting, we agree permissions, coverage, access, spending limits and the contract. At day 90, we review whether to continue and on what terms. We do not guarantee revenue or returns.

We started as owners ourselves.

We operate our own apartments in Laureles. That experience is the starting point for our first third-party management pilot.

Our own properties are registered in Colombia’s National Tourism Registry (RNT). We handle registration for the properties we manage.

The average rate is lodging before fees and expenses; configured cleaning charges may be used to separate lodging. These are reservation records, not bank receipts or profit, and do not predict another property’s results.

This is the proposed order of work. Dates depend on delivery, permissions and property readiness.

Review

The listing, available figures and property condition. Confirm owner authority, permissions and freedom to choose an operator. Agree scope and budget.

08–14

Prepare

Access, responsible people, coverage, cleaning and expense approvals. Prepare records and the process for handling an incident.

15–30

Operate and check

Follow bookings, pricing and cleaning quality. Compare activity with the starting point and prepare the first close with supporting records.

I’m Zach Schiller.

I’m a property owner and your direct contact: I assess fit, agree the scope and take responsibility for the pilot’s commercial decisions. CAXA grew from operating its own stays; we are opening management to our first outside owner.

I already have an operator. Why change?

It would only make sense if there is something specific you want to solve. We first understand what works, what is missing and what your current contract allows.

What if the building prohibits short stays?

We do not operate against building rules or applicable permissions. A property’s RNT registration does not replace the property or condominium permissions required.

My development has an exclusive operator.

We review the terms before proposing a pilot. You must be free to choose an operator; we cannot promise an exception to the project’s contract.

My apartment has not been delivered yet.

We can review the situation, but this first pilot prioritizes delivered properties that can be made ready. We do not count on income before confirming delivery and preparation.

What do I retain after the 20%?

For each COP 1,000,000 of lodging after channel deductions and refunds, our fee would be COP 200,000 before service taxes. The remaining COP 800,000 must still cover your property expenses. This illustrates the fee calculation; it is not a revenue forecast.
